Riverwalk Village also fills a major void in St. George’s housing market. According to a recent market study done by Switchpoint, St. George needs around 1,800 additional housing units.

Switchpoint Is Changing the Score

This multi-million dollar real estate development project is being spearheaded by Friends of Switchpoint, the nonprofit group that runs the Switchpoint Community Resource Center in St. George. Overall funding is being done through a combination of public and private sector donations.

Switchpoint serves around 2,000 houseless people annually. The shelter is always full.

The new apartments will be supported by the Low-Income Housing Tax Credit program. What is the LIHTC program?

Low-Income Housing Tax Credit (LIHTC)

Since this property has received funding in part through the Low Income Housing Tax Credit (LIHTC) program, a certain number of units are set aside for lower-income households. Households must income qualify (depending on the set-aside option chosen by the property owner) for these units. Some rental units in this property may not be subject to LIHTC and therefore have higher rents and no maximum household income requirement.
